            <title><![CDATA[房企资金链已大幅改善]]></title>

            <description><![CDATA[楼市回暖将以成交量大幅上升为标志，房价则不会有太大的上涨空间。
　　作为资金密集型行业，在相当长的时间之内，房企第一生存准则就是“现金为王”，保持资金链的健康。然而，20 07年中国房地产行业的游戏规则发生了重大变化，2007年9月，笔者在接受《新民周刊》采访时曾揭露上市房企屯地圈钱的游戏规则：“房价上涨——收益预期增加——股价上涨——融资大幅增加——疯狂储备土地——收益预期增加——股价上涨——再融资，至此，上市公司在这一轮楼市和股市中实现了双丰收，高价获取的土地直接在股市上实现了套现(而不再是通过未来楼盘的销售)，地产大鳄在不成熟的金融市场上实现数百亿甚至千亿资产的增值，土地储 ……<br/><br/>……]]></description>
